How to Set Your Home Apart to Sell Easier in San Bernardino

Are you thinking about selling your San Bernardino home? Most likely, you are going to have some competition. It may require a little work, but in the long run, a little work can get your house sold fast! [company] has put together some great tips on how to set your home apart when you are ready to sell your house in San Bernardino.

Appeal to The Senses

Kitchen remodeling orange countySubconsciously, potential buyers will use all five senses in their decision on whether or not to make an offer on your home. Obviously, you will want the visual appearance to be impressive, but you will also want to think about what these potential buyers will hear, smell, taste and touch.

What they hear… play background music during open houses. If you live in a younger, trendy neighborhood, play something more current. If it is an older neighborhood, classical, big band and the standards can be a great choice.

What they smell… you don’t want to overpower your home in fragrances. Some people can be sensitive to smells, and you don’t want to drive anyone away before they get to see your home. With that in mind, consider fragrances that are universally appealing. Everyone loves freshly baked bread or chocolate chip cookies. Or if you choose to use a candle or incense, keep in light and with a mild fragrance. Vanilla or Citrus are popular choices that won’t be too harsh on your guest’s noses.

What they taste… as mentioned above, the smell of cookies or fresh bread is universally enticing. Maybe you coincidently have some cookies baking along with some other light but delicious hors d’oeuvres. People may not remember the color of your crown molding, but they will remember the best brownie they ever ate.

What they touch… your potential buyers may not physically touch many items in the home, but the things they do touch should feel great. Think of the door knobs, handles on cabinets, glasses, and faucet handles. These things should have a “good feel to them.” In addition, use a fluffy, luxurious throw blanket on the sofa. Add oversized feathered pillows to the bed, making it look beyond comfortable. Think of the touches you would find in a high-end hotel, and incorporate these things into your home.

Make it A Party Instead of Another Boring Open House

When you are trying to sell your house, so many open houses are all the same. And the odds are, your potential buyers have been to a few of these already. Consider making it more of a BBQ by hosting it in the afternoon or cocktail party by hosting it in the evening. This will not only be memorable to your guests, but it will allow them to get a sense of what living in the home will really feel like.

Entertaining friends, serving great food and creating so much fun within the home, that people don’t want to leave is a great way to sell your San Bernardino home fast!

Focus on Your Curb Appeal

The exterior of your house will determine whether or not people even walk into your home. You’ve likely heard the phrase, “don’t judge a book by its cover,” but when it comes to home buying, this is often the case. This is your first impression and the first opportunity to make buyers fall in love with your home.

  • Mow the lawn, weed the garden and keep it regularly maintained.
  • Paint if necessary. By doing the work yourself, you will save a ton of money and completely revitalize a worn out facade.
  • Repair cracked sidewalks and porches and tend to any boards that may have popped up.
  • Make sure the furniture is clean, rust free and flows with the exterior of the home.
  • Fix your fixtures. Mailbox, door knobs, address numbers should all look clean and bold.

Don’t Take It Personal…

Yes, you want to make your home feel like a home…inviting and cozy. But if people come face to face with your Grand Canyon vacation pictures on the fridge, or see a stack of your paperwork on the desk, they are going to feel as if they are intruding. Pick up the clutter and personal items and hide it all away while buyers are in your home.

Understanding The Benefits of ‘We Buy Any House’ Companies

I hear that an an awful lot here at Buy My Fixer of Southern California. Generally called We Buy Houses Orange County, Buy My Fixer is the premier home buying company in So Cal and has been since 2007. They help people who need to sell their house quickly and move on with their life.

Whether they are going through a divorce or foreclosure. If the inherited the house, or is it need too much repair in order to sell, they can sell quick for cash to a We Buy Houses Company.

They purchase homes each day for cash, and they’ll purchase yours also, paying little respect to what condition it’s in.

we buy ugly houses in Orange County

Homeowners you call a We Buy Houses company have started to realize one simple thing. In the current market, if anyone tries to sell their house fast, then often the price that the house fetches is not a satisfactory one. Plus, even if one does get an offer on the house quickly, one has to undergo a lengthy and frustrating process to get the deal closed.

And then there is more. Any homeowner who follows the traditional way of selling their house has to deal with real estate agents and their fees, advertising, surveyor, solicitors, valuations and more. All these, unfortunately, tend to add to the expense which is not desirable at all, especially when a homeowner has to sell a house quickly because of the need for cash. So, what ideally should the solution be here? It is to approach right property buyers.

We Buy Houses in Orange County is a company that is known for their claim, ‘we buy any house.’ Irrespective of the reason for which the property is being sold, property buyers will buy your house if the homeowner is happy with the offer. Homeowners just need to hand over the keys upon completion and look forward to a stress-free life. Hence, there are a good number of benefits of selling the house to a cash property buyer:

First of all, there are no fees to be paid when dealing with a direct property buyer. Any homeowner who has previous experience of dealing with estate agents is aware of the hefty commission that the real estate agents charge for each deal. Not only that, but the homeowner has to pay solicitor’s fees as well since there is paperwork to be worked out and checked. When a house is sold for cash to a property buyer, the homeowner can sidestep these fees altogether. They can have instant cash in their hand without any middlemen coming in the way. A real estate agent might take six months to sell a house whereas a property buyer can easily complete the deal in as few as 10 days.

Another big benefit of selling the house directly to the property buyers is that the homeowner does not have to wait for any interested buyer. Also, there is no need for the homeowner to make the property ready for the market. There might be repairs required but the owner does not need to make a single repair to the house as all of it is taken care by the property buyer. There is one very crucial aspect of these property buyers, not only their claim ‘we buy any house’ is true, but they also commit to buying the house in the condition as is. Moreover, unlike selling your house through the real estate agents who will find it difficult to sell your house if it is not situated in a favorable location, property buyers buy any house in any location. And since they offer cash to the homeowner, both parties can discuss the price in private or negotiate face-to-face if they prefer and work out a deal that is profitable for both the companies.

The need to sell house quickly on the part of the homeowner means there is some emergency involved. With property buyers buying the property directly from you the sale is completed in far less time than a conventional sale would take.

Property buyers like Fast Sale Today offer an easy solution to quick property sale. There is no hassle, no real estate intermediaries and no invasion of your privacy involved. There is only guaranteed sale and peace of mind.

A Victorian House Restoration – Fullerton CA

I wanted to post some before, During and After photos of the restoration of my friends home – a late Victorian style architecture in Fullerton, California. Unfortunately, my iphone took a shit and I lost most of the photos, so there are only 4 that I was able to recover from my buddy. For my next blog post I should write a story on the importance of backing up your iphone… but I digress. On to the Victorian…

Built in 1910, only 117 years after King Louis was guillotined (in 1793) and 17 years before the Tastykake Butterscotch Krimpet (1927). Taft was president, and Fathers Day was first celebrated. It was a time when women’s dresses on rare occasion would reveal their ankles and popular songs of 1910 were “Let Me Call You Sweetheart” and “Down by the Old Mill Stream”.

vic-side_gable  vic-side_gable_after

It was then on October 1, 1910 when the Lane family moved into their brand new home with nothing but the future before them. Since then the seasons have passed, as have its many residents, but the house has lived on. Allot of secrets of the past are buried within its walls, and memories – some happy and some sad, now silently echo through its halls. (so poetic of me, right?)

Sadly, as you will see in the photos, the house was in poor shape cosmetically since it was neglected for many years. The house needed to be what it was designed to be. The goal was to restore the house back to its original “vick” era splendor of the early 1900’s as accurately as could be. Many mistakes were made before my friend went back to school to study Historic Preservation. He should have just called me.

This house is not really special or unique in its architectural design or style. There are a ton of similar style houses from the same period all over. Unfortunately almost all have been drastically updated making them indistinguishable from how they were designed to look. They just go unnoticed while the grand Victorians get the spotlight. So here is his restoration to bring the average person’s house back to life. And it’s not a bad job. You can read more on old house restoration here.

Shop The Bargain Paint Racks For Thrifty Home Improvement

While home remodeling can be very fun and exciting it can also be a very stressful experience. If you are unsure what your first steps should be then you should definitely keep reading. Utilize the advice in this article, and you may just be amazed by what you can accomplish.

Weather you are considering a kitchen remodel or just some light painting, these tips will help you save some money.

Use some aluminum tape to help you patch cracks in the roof. Place the sticky part of the tape on a surface that is clear of debris. The waterproof aluminum tape will cover and protect the minor roof cracks.

Texturing walls using drywall mud can add visual interest and cover up many blemishes. It is easy to texture walls. Trowel drywall mud and use a stiff brush or sponge to dab at it and add texture.

Use a sponge to help your drywall instead of sanding. Instead of sanding seams in drywall, use a sponge. It will take some practice to learn this new technique, but you’ll get it. The advantage is that sponging doesn’t kick up all of the dust that sanding does.

Two-liter bottles can be used in your kitchen as storage containers. They are see-through and will protect practically any kind of dry goods such as corn meal, flour, or sugar. You can keep them on a shelf, the freezer, or the fridge. Just open and pour when you need to use the contents.

When you are planning your project, be realistic in evaluating how much work is involved. Create a list of all the tasks you must take care of. Seek out a second opinion to ensure you haven’t missed anything in your assessment. You will save money if you have a clear picture of everything that needs to be done.

A good tip for home improvement is to plan ahead of time. If you wait until you start, you can run into a disaster because you did not plan. If you plan out what you are going to do, you will not run into as many issues.

Make sure that you utilize all the space in a home when you plan to sell it. For example, a home office should be furnished accordingly with a desk and other accessories. A family room, on the other hand, should be furnished with kid-friendly, welcoming decor and furniture. Well-defined areas will help buyers visualize how the space can be properly utilized. You will sell your house more quickly if you take the time to define spaces clearly.

If you want to save money, then consider getting a drain snake. This will reduce the need for buying drain cleaners. If you have not used a drain snake before, ask a professional to show you how on your first project. Snakes come in different sizes, so it’s important to know your drain size and buy the right one. Otherwise you may damage your drain.

Not only will improving your home increase its overall value, it will also give you a sense of pride and accomplishment. Follow the tips presented here to help you complete your home improvement project successfully even if you are a novice.

Tattoo Health Risks

I love tattoos and I have several, but you need to think and ask questions before you go under the needle. Ask your tattoo artist some questions and make sure you are going to a reputable shop.

tattoo artist

Before you get that dolphin tattooed on your ankle or “Mom” on your bicep, be warned: The ink used in tattoos may be harmful — even years later.

A new report has raised questions about the safety of tattoo inks used in Europe, most of which are imported from the United States. The inks have been found to contain hazardous chemicals, including carcinogens.

The report, from the European Commission’s Joint Research Centre, also identified heavy metals such as arsenic, lead, and nickel, preservatives, organic compounds, bacteria, and other potentially harmful substances in the inks.

It calls for a thorough review of tattoo inks in use throughout the European Union, and it highlights the need for strict regulation of the inks, which are also used for permanent makeup.

After the report was released, the organization asked the European Chemicals Agency (ECHA) to look further into tattoo ink safety.

“Tattoo inks and permanent make up (PMU) may contain hazardous substances — for example, substances that cause cancer, genetic mutations, toxic effects on reproduction, allergies or other adverse effects on health,” an ECHA statement reads.

The concerns accompany a rapid rise in the number of people getting tattoos. Nearly 1 in 3 U.S. adults have a tattoo, according to a Harris Poll. Four years ago, only 1 in 5 adults were inked. Two tattoo industry trade groups, the National Tattoo Association and the Alliance of Professional Tattooists, did not respond to requests for comment.

In this country, the FDA has also raised concerns about tattoo ink.

Last August, the FDA announced a voluntary recall of A Thousand Virgins inks, which were found to be contaminated with bacteria. The year before that, another company, White and Blue Lion, recalled its inks and other tattoo equipment because of contamination that could have caused sepsis, a potentially deadly complication of infections. Other recalls have happened in previous years, both here and in Europe.

Other concerns the FDA raises on its website include:

  • Allergic reactions
  • Itchiness and inflammation when exposed to summer sunlight
  • Granulomas, or small knots or bumps that form around areas where the body senses foreign material, such as the pigments in tattoo ink
  • The spread of tattoo ink to the body’s lymphatic system. It’s unknown whether this has health consequences.

Starbucks Secret Menu Items

The oatmeal latte might be the best fucking thing I’ve ever discovered!

A breakfast that fills you up and caffeinates you at the same time is essentially the solution to every busy-morning problem, right? If it’s not on a coffee shop menu near you, don’t worry: we figured out the easiest way to hack it at Starbucks, and it’s pretty life changing.

It’s not a latte you drink, but it’s an upgraded bowl of oatmeal with a boost from shots of espresso and steamed milk. If you love the pure taste of espresso, I’d recommend adding two shots, but stick with one if you don’t love the bitter flavor. Starbucks’s oatmeal comes with brown sugar and nuts, so you can customize the level of sweetness to your preference. You can take the oatmeal on the go and then add the toppings when you get home or to work. Ready to become a morning person? Here’s how to order it.

How to order it

Order an oatmeal and ask the barista to use steamed milk instead of hot water. I ordered soy, which worked just as well as dairy; you could even use coconut milk. Order one or two shots of espresso and ask if they can add it on top (if they can’t, just order them separately and add it yourself). Let your oatmeal cook for a few minutes, and top with the brown sugar and nuts when you’re ready to eat.

10 Things to Know About Restaurant Remodeling

If your restaurant has been open for 10 years and business is good, that’s something to be grateful for. But at some point it becomes time to reinvest in your own success to keep the restaurant relevant in an ever-growing landscape of bright, shiny, exciting new openings. You are going to need to do a restaurant remodel.

How do you know when you’re ready for a remodel? Well, you can always call the Brian Singer over at 900lb.Gorrilla Design Group. He is a badass contractor and interior designer who has been remodeling restaurants and high-end kitchens in the Orange County area for almost 15 years. Visit his website here.

“We just finished doing Stoic & Genuine, which is our fourth restaurant, and we were so happy with it,” says Beth Gruitch of Rioja, which recently turned 10. “When you’re in your environment, sometimes you need to walk in through your front doors and really look at it with a fresh look. It’s important to Jen [Jasinski, my business partner] and I for our restaurants to stay relevant and current, so after 10 years it was a really good time to do it.”

Similarly, Alex Seidel had recently opened a new concept, Mercantile, when he decided Fruition needed a facelift. “We didn’t start Fruition with very much money at all — we maybe put $20,000 into the renovations,” he says. “Years later I was tired of the decor, and a lot has changed. Having Mercantile, the new restaurant… we certainly didn’t want to have the stepchild restaurant.”

We talked to Beth and Alex all about their remodel process, priorities, and what they wish they had known before they got started. Read on for their top tips and takeaways.

1. You have to evolve to stay relevant.

Rustic Bar RemodelFor Beth, Rioja’s remodel was an opportunity to build up some buzz about the restaurant, especially for customers who hadn’t visited in a while. “There’s a lot of competition in town, and it’s important that we stay as leaders in the community. I don’t ever want to look dated in what we’re doing. We want to be leading that pack and setting the standards.”

Alex’s decision to renovate Fruition was purely aesthetic. “It had to do with how the restaurant has grown and how it should be represented. For the last eight years we’ve had three different types of drywall finish on the walls. We had a couple of different types of plaster. The black vinyl chairs and banquettes just weren’t doing it anymore for us. It was time for some of that to evolve and really unify the space.”

2. Your projected budget is never your real budget.

Fact: remodels always cost more than you expect them to and more than you want them to. It’s important to strike a balance between taking on more than you’re prepared to — say, a million-dollar renovation — and doing enough that customers notice a difference. Respect your investors and do some value engineering to determine your biggest priorities.

Alex tells us: “There are always two budgets: one budget you know you can spend, and one budget that you want to spend. You have to fall back to that number that you can’t go past.”

5. You have to be hands-on to maintain control.

The more you insert yourself into the minute details of the construction, the more control you have. Being on site as things are being gutted and rebuilt gives you the opportunity to be part of more conversations and influence the end result.

“I basically was a subcontractor to the Fruition remodel,” says Alex. “There’s a lot more communication that way. I would go down at 8 a.m. and just walk around the dining room while they were there working. If I saw something I’d ask a simple question. But if you’re not there, you come in and it’s done, and that’s pretty much the deal.”

6. Your people are your biggest asset, not your four walls.

Keep in mind that your regulars may be attached to your restaurant just as it is. There’s always a danger when making big changes that you may alienate some loyal customers in the process. When people worried that the menu was changing, Beth reassured them that they were “still Rioja.”

One solution is to make guests a part of the restaurant’s evolution, as Alex did when he re-opened Fruition eight years to the day of its original opening. He invited everyone who had dined at the restaurant that first night back in to celebrate. “We wanted to treat them and say thank you for supporting us day one and, for many of them, over the years.”

“It’s really the people that make the space, not the space,” he adds. “It’s not about the four walls, it’s about the people inside.”

7. Your staff is counting on you.

Rioja was closed for renovations for an entire month. Aside from planning for the project from a financial standpoint, Beth also had her staff to think about. “We’re dealing with people’s lives,” she says. “It’s really tough.”

She informed her staff about the plans as early as possible and chose a quiet month (January) to do the work. She also looked for other resources for them: some staged at other restaurants, some used unemployment benefits, and some went on vacation. “We’ve always paid vacation,” Beth adds.

The result was a huge success — almost 100% retention in Rioja’s front of house.
